We received a settlement check (made out to Mortgage co as well) for damage as a result of 2 broken pipes under a tile floor and slab. The pipes have been repaired and the water mitigation has been done but a large part of the settlement is to replace the entire tile floor which encompasses the most of the one side of the house. Since the floor is 16yrs old the adjuster figured (correctly it turns out) there was no way we could find 2 tiles that would be a perfect match. However, there were only 2 tiles affected by the repair. If we choose to have less expensive flooring put in (laminate or carpet) or have 2 tiles removed from a closet or laundry room and use them to replace the broken tiles, is there any issue with us keeping what is left of the settlement check?

Not with the insurance company... they are done with the claim. However, your mort. company still needs to sign the check and is going to require confirmation that the work was done. You should run this by them to see. I doubt they would have an issue with any of it, esp. the moving of tile but you may want to check just to be safe. They should not care if you keep what is left over.
