liability or business coverage for rented space

I will be renting out for office space. Which coverage should be right? - tenant’s liability coverage or a business insurance?

That's for your tenant to decide.
The tenant's liability insurance will cover the damages to your building and any content that you may have in the space that you're letting out. Since it'll pay you during the future damages, you need to stress on that.

Business insurance will cover his risks for the business, and thus more important for your tenant.
