Water Leak

We built our house seven years ago. We recently noticed a leak in our master bath shower. It appears it has been leaking for a while. I removed the floor insulation from the basement and the sheathing was black and waterlogged. The insurance company is denying the claim stating that it was a long term leak. There was never any noticable leak in our basement storage room. Is this correct?? Ialso bought an additional endorsement to cover mold, fungus, wet rot and dry rot.

If your policy excludes ongoing leaks (and they usually do) then I'd say there is a good chance the denial is correct. I don't know that it matters if you knew about the ongoing leak or now (that is a different exclusion). You can always file suit against your carrier in order to have a judge determine if the denial is correct.

Your builder does not offer any type of warranty on this? Why was it leaking? Was something not installed correctly? if not, you may also have a claim against the builder.

Yes, unless it's sudden, leaks are not covered. Insurers don't compensate for the long term leaks, and you yourself have pointed out that it had been leaking for a while.

Yes Long term leaks are not covered by the insurance claim team.
