Owner and Renter insured simultaneously?

Hi,

In Md the state requires renters to provide rental insurance. I'm looking to purchase a MF home in VA in Jan and wondering if it's customary to require renters to obtain insurance as well. Is it overkill or even legal?

insurance policy cancelled whats next?

I have a few rental properties that I have recently purchased. I received a letter from my insurance company today stating that they had to cancel my policy due to water damage to the ceiling of one of my units.

I only purchased the property a few months ago and I had an inspection done that did not show anything like this nor have I heard anything from the contractor that my property management company had go in to the property to take a look.

Hi,

What is the best policy for a Vacant Old house?

House will stay vacant for 6-8 months. Then either a sale for land or development (another 8 months). This one happens to be already mostly
boarded, but I'm curious in general.

If you buy a long-term policy, premium is charged for the entire period at a go. Once such premium is paid, risk cover is issued for the entire period. The insurer cannot ask for additional premium in future years. However, you must make sure that the insurance is issued on reinstatement basis and with an escalation clause for sum assured.

Yesterday morning I heard a crash in my house followed by the sight of a pickup going thru my backyard. I realized immediately he had hit my house and ran outside (he stopped). The kid was 16 and had just got his license days earlier! He was ok but in shock so I called 911 and they came out, checked him over, then highway patrol wrote him a ticket.

Ok so here is what happened
2015 - hailstorm. Filed claim. Approved for new roof. Received a portion of the cost for the roof to begin the project.
Our roofer never returned our calls to begin. Due to high demand we never got a roofer out to do the repair. Life happened. I dropped the ball. No new roof
2017 - Harvey hits. Rain comes in through the roof. LOTS of damage.

Question:
Is the damage covered?
