exceptions under homeowners policy for water damage

We had a sump pump failure a couple days after some good rain in our area. We only have homeowners insurance and not flood insurance because we are not in a flood plain. I was thinking we would still be covered because our basement flooded due to mechanical error not a natural event. All damages and possible build up of mold etc. should be covered correct? HELP!

Seepage of water into the home is the exclusion... it does not differentiate on where the water came from. The sky, a storm, your neighbors home, failed pump... it would not make a difference.

Personally, I never liked the seepage exclusion but it's been in the policy forever.

Note: There are some higher end policies that _may_ cover something like this but they are _very_ few and far between.

Mold is also going to be excluded (it also does not happen right away)
