For instance, lightning caused a tree to fall onto a home, it is leaning on the home, it didn't enter it. So, the tree needs to be removed, is this removal cost covered under a dp1?

I don't think an HO policy would cover removal of a tree if there's no damage caused. You could opt for a licensed and insured tree service co. Regarding DP-1 policies, I guess they're sold for properties that are usually vacant and up for sell or renovation. Please go through your policy papers if you have such coverage.
