I had a total replacement policy. I moved from California, and was able to purchase this house with a big down since I went from one of the highest cost markets to a small ho dunk town in Indiana. The house needed lots of work to begin with. I'd replaced the roof, added a new air conditioning system, enclosed the pool, installed a generator back up system for the electric. I had been making slow progress, when the 1970s stove in an island shorted out and burned through the floor. Kitchen was destroyed and the rest was covered in soot.
The mortgage holder is in California, the home office for the insurance company is in Georgia. The adjuster seemed to be a real pro. Bank America has first claimed they never recieved a check with my endorsement on the back. Another check was issued and they returned it to me to say that it had to be notarized. Then they sent it back again and said I needed to resubmit the check with some paperwork filled. I have never had a written communication from these people, just the check bouncing back and forth and phone calls made by me to Bank America. I think they are trying to cover some of their bad loans thinking of how they can keep the money.
