Residing in MN and belonging to a town home association. Recently sustained wind storm damage to roofs - 24 units and 15 had damage to only one side of the roof. All repairable and 2 had severe damage to one side. The roofs are all 16 years old which makes repairs very difficult due to the fact that when a tab is lifted up the shingles are so brittle that the tabs break off. I consider the roofs 95% non usable. Question: in that repairs are nearly impossible, is it correct in expecting the insurance company to replace the damaged side only? It doesn't help that I was an adjuster for 32 years - I would have replaced the roofs but that's only my opinion. What is the correct answer?

Get a roofer to estimate the damages; or rather try to get more than one opinion from professionals. If according to them only the damaged side cannot be repaired and a replacement of the roof is needed, then you can make a claim accordingly.
If you can support your claims based on the actual condition of your roof, your insurer might even consider replacing it.

If the integrity of the "undamaged" side of the roof is not compromised, it will be unlikely to be replaced.
