I have a home with a tenant at the attached apartment. I want to be covered from a fall so that my tenant can't sue. Can I purchase a policy and make the tenant pay for it by raising the rent?

Landlord should have enough insurance to protect the property and assets. Policies should cover libel, slander, invasion of privacy of tenants and guests, and unlawful eviction in addition to covering physical injury.

Renter's insurance policy is helpful to protect storms, burglary, fire, vandalism. Comprehensive policy covers liability insurance, injuries or losses suffered by others as the result of the defective conditions of property. Also the liability insurance covers the lawyer's costs to defend landlord against the personal injury lawsuits. Most renter's policy cover personal liability coverage for damage and injuries caused by the tenant. But it should be cleared on the lease that you have no responsibility in case of any accident to the tenants or their visitors.
