Help! My homeowners policy is not covering the damages caused by the seepage of bathroom fitting. Initially they had promised to cover water damages but now denying the claim by saying that water seepage is in the exclusion list of the policy. I'm feeling cheated. Any suggestion would help.

I agree  they often do this to their customers. They are just out to make profit and all they promise is a hoax. When they had promised to cover the water losses then they shud. Have they given you any note in writing stating the reason of the denial? I think you shud speak to your agent and demand a proper explanation.

Buddy, I think its time to find a new carrier.

Hi onetimemariner,

Lemme inform you that the HO insurer won't cover the water seepage damage. You may get the coverage under the flood policy only if it is caused by the sudden inflow of flood water in the premises. However, make a note here that flood damages are not covered Under the regular HO plan, one needs to purchase it separately form the authority.

Water seepage damages are the standard exclusion under the HO-3 plan. Hence, I can't blame the insurer for denying your claim. Water seepage damage is commonly attributed to the maintenance issue and the homeowner is responsible for it.

Buddy, you need to read those fine prints in your policy document before complaining against the carrier. Otherwise, switching the insurer may not help.

Yeah, the water damages are always a very tricky business. The insurer normally imposes lots of conditions over the water damages. Depending upon the reason the insurer can cover or exclude the same nature of damages. Hence its very important that you you learn with certainty what is covered under your plan.

OP, rockfeller has given you a very good suggestion that you need to read the policy document very carefully. Juanita has written a very good article explaining the importance of the policy document, "Why you need to read your policy document", its available in ampminsure.

Hope she'll award me all the credit for promoting her article.

Good morning onetimemariner, and welcome to the community...Well first...

Initially they had promised to cover water damages but now denying the claim by saying that water seepage is in the exclusion list of the policy.

WHO EXACTLY promised to cover it? This right here in your own discription is what has this claim excluded..

seepage of bathroom fitting.

Gradual deterioration is not covered...all losses must be sudden and accidental...yours (it appears from your own discription) was a gradual thing happening over time...as already explained a maintence issue....However, I'd be interested in knowing who and how someone promised coverage for this loss? We 'might' just have something there to help you...please advise.

I'm feeling cheated

I'm sure you do, but really you're not, how are you cheated by having a claim denied when there is an exclusion clearly in the policy? (aside from this 'promise to pay' thing)...I know it's frustrating, but a homeowners policy is not a home maintence policy....everything that goes wrong, or causes damage is not covered.

I agree they often do this to their customers. They are just out to make profit and all they promise is a hoax.

here here....that's not a fair statement is it? ''all'' they promise is a hoax..? We'll have to see who promised what if indeed that is the case....You are correct that all insurance companies are in business to make a profit, but so is EVERY business right?
